It takes twice as long to sell a house in Ardsley New York in 2008 as it did in 2005.  Prices are reduced and it is a great time to buy.

Ardsley School Budget

Several businesses in the Village of Ardsley challenged their Village taxes in the past year and have won a reduction in their taxes.  As prices decline I believe we will see homeowners challenge their assessments as well and have their taxes reduced as well.

Voting will take place from 6 a.m. to 10 a.m. and 2 p.m. to 9 p.m. May 20 at Ardsley High School, 300 Farm Road.

To Mr. Ardsley Home Owner

Yesterday I got a call from a homeowner in Ardsley, New York.  This gentlemen is upset.  His home where he has lived for many years has decreased in value and he is looking for someone to blame.  Since I am easy to find he called me.  Apparently it is my fault that the market has declined.  I am responsible for the sub-prime mess, for all the homesowners who now owe more on their properties than the property is worth, I am responsible for Bear Sterns, I am responsible.  What can I say?

This gentlemen is VERY upset and frustrated.  But it is not my fault.  Nor is it the fault of the real estate community.  Please call me back and let's talk, perhaps I can help.

Market Reports and Statistics

Some statistics for the Ardsley School District.  As of today, April 1, 2008 there are 70 active and available properties in the Ardsley School District.  4 are pending and ready to close. 5 properties closed during the month of March.

Of the 70 properties available 49 are single family, 7 condominium's and 4 multi family.

These numbers are always best when viewed over time. So on January 1st there were 34 single family houses available, on March 4th there were 45 and now there are 49.

The following houses sold in the Ardsley School District between January 1 and March 8, 2008.  This doesn’t include houses that went to contract or are pending status, just houses that passed title.

Some residents of Ardsley have started an online NewsLetter about the Village of Ardsley.  There is really good information about schools, they have posted the Agenda for the Zoning Board of Appeals, local news, what’s going on with famous residents who live in the Village of have graduated from the schools.  They are inviting the community to email them with news.

They join several of the communities around Westchester County where homeowners want information readily available for the community.

Ardsley, New York Housing Statistics, February 29, 2008

When I look at the statistics below I don’t see the doom and gloom that is being reported in various areas throughout the United States.  I see a little softening in prices but overall it is a good time to sell as well as buy in Ardsley.  I see that between last year and this year at the same time it takes slighter less time to sell a single family house.  These numbers are for the Ardsley School District and are just single family home sales:

January 1 – February 29, 2008

  • 6 houses sold in the Ardsley School District
    • Average price was $633,500
    • Median price was $682,500
    • Days on Market were 134

January 1 – February 28, 2007

  • 5 houses sold in the Ardsley School District
    • Average price was $732,000
    • Median price was $692,000
    • Days on Market were 167

January 1 – February 28, 2006

  • 8 houses sold in the Ardsley School District
    • Average price was $884,188
    • Median price was $670,000
    • Days on Market were 122

A Bit of Ardsley History

Incorporated in 1896, Ardsley would continue to grow at a steady pace, until a fire destroyed the village center in 1914. This led to the reconstruction of several buildings, and the establishment of a fire department in the former schoolhouse.

Two more population booms would follow, the first spanning the time between the end of the first World War and the beginning of the Depression, and the second following World War II. This second boom led to the eventual construction of several village schools, including Concord Road Elementary School (1952), Ardsley High School (1958), and Ardsley Middle School (1967).

The village was also greatly changed by the construction of the New York State Thruway in the late 1950s, which resulted in both the loss of the Ardsley station on the Putnam Division of the New York Central Railroad and the loss of much of the downtown business district.

Conforming Mortgage Amount to Rise

Last week President Bush signed into law a stimulus package that will lower the monthly payments for borrowers on more expensive homes.

The limit on conforming loans will be raised from $417,000 to $729,750 temporarily, beginning of March through the end of the year.  Individuals with existing JUMBO loans will be able to refinance and lower their monthly expense.

 

“For years, rates on jumbo loans, those for more than $417,000, were only slightly higher than rates on conforming loans at or below that limit. But now, with the interest rate on conforming loans at around 6 percent, sometimes less, jumbo loans are at least a percentage point higher.

“The difference is as big as it’s ever been,” said Bart Welles, a mortgage broker in Larkspur, Calif.

For a high-priced home, 1 percent can make a big difference. A monthly payment on a jumbo 30-year loan of $729,000 at 7 percent would be $4,850. Monthly payments on a conforming loan of the same amount, at 6 percent, would be $4,371, a $479 difference”

Ardsley Housing Stats - 2008

Currently there are 39 single family homes on the market in the Ardsley School District.  The least expensive is $469,900 for a 4bedroom, 2bath house that is 1886 square feet.  Taxes without the STAR deducted is $6,682.

During January of 2008 three homes sold (passed title):

  • 81 Euclid  $715,000 4BR, 3Bath, 2400 sq feet, .12, $12,371 tax
  • 6 Wayne Court, $716,000, 4BR, 3Bath, 2332 sq feet, .29, $19,993 tax
  • 29 Revere, $650,000, 3BR, 3Bath, 2100 sq ft, .19, $15,767 tax

Currently there are three homes pending.

The average price of a the sold homes is $693,667, the median price is $715,000 and the average days on the market is 108.

Beacon Hill and 1946
