Affordable Housing In Ardsley

In an attempt to provide housing for the volunteer firemen in Ardsley there is a proposal to build 15 affordable housing units on the last piece of vacant land in Ardsley, at Revolutionary Road and the Saw Mill River Road.  The Town of Greenburgh and Village of Ardsley are solicitating proposals for ths 2 acre parcel.

Huh?

There has been quite a situation going on at the Ardsley Middle School over the past few days.  The School was evacuated because of a bomb threat and a discruptive student has been the cause. In this morning's local papers is the following:

"ARDSLEY -A student alleged to have been behind the threat that caused Ardsley Middle School to be evacuated will be placed in an alternative setting for at least the rest of the school year, district officials said yesterday"

The situation with this student has been going on for a while.  Placing this student in an alternative setting for the rest of school year???? what two days???

Is There Lead in Your Water?

At this time of year throughout Westchester County the quality of our drinking water is tested.  I live in the Town of Greenburgh and on Friday received a letter from the Town Water Department explaining what is going on with our water.  The article below appeared in our local Newspaper this morning and is about the Village of Briarcliff Manor finding lead in the water in ten houses. 

One suggestion calls for residents to have their home tested to determine the amount of lead in their water. The Westchester County Laboratory will conduct the test for $26 per sample. The lab can be reached by calling 914-231-1620.

If elevated levels are found, the village suggests only using cold water for cooking and drinking because lead dissolves more readily in hot water.

They also recommend that if the water in a faucet hasn't been used for six hours or more that residents with elevated lead levels should run cold water from the tap for about 30 seconds or more in order to flush the system.

Lead generally gets into water because of the corrosion of household plumbing fixtures that contain the metal, such as lead-based solder used to join copper pipes, according to the village news release.

Ardsley School Budget

Several businesses in the Village of Ardsley challenged their Village taxes in the past year and have won a reduction in their taxes.  As prices decline I believe we will see homeowners challenge their assessments as well and have their taxes reduced as well.

Voting will take place from 6 a.m. to 10 a.m. and 2 p.m. to 9 p.m. May 20 at Ardsley High School, 300 Farm Road.

By the numbers

- 2007-08 budget: $8,912,744
- 2008-09 proposed budget: $9,149,573
- Increase: $202,719, or 2.9 percent
- Current tax rate: $219.78 per $1,000 of assessed value
- Proposed tax rate: $226.16 per $1,000, a 2.9 percent increase
- An owner of property assessed at the village average of $16,000 would pay about $102.08 more, or a total of $3,618.56.

From the Journal News, Village Tax to go up, 2.9%

To Mr. Ardsley Home Owner

Yesterday I got a call from a homeowner in Ardsley, New York.  This gentlemen is upset.  His home where he has lived for many years has decreased in value and he is looking for someone to blame.  Since I am easy to find he called me.  Apparently it is my fault that the market has declined.  I am responsible for the sub-prime mess, for all the homesowners who now owe more on their properties than the property is worth, I am responsible for Bear Sterns, I am responsible.  What can I say?

This gentlemen is VERY upset and frustrated.  But it is not my fault.  Nor is it the fault of the real estate community.  Please call me back and let's talk, perhaps I can help.

Market Reports and Statistics

Some statistics for the Ardsley School District.  As of today, April 1, 2008 there are 70 active and available properties in the Ardsley School District.  4 are pending and ready to close. 5 properties closed during the month of March.

Of the 70 properties available 49 are single family, 7 condominium's and 4 multi family.

These numbers are always best when viewed over time. So on January 1st there were 34 single family houses available, on March 4th there were 45 and now there are 49.
