Beacon Hill and 1946

From thImg_0001_edited1e New York  Archives and an Ardsley resident who has the curiousity to search some of the history of the Village out an article from 1946 announcing the development of the Beacon Hill area. 22 homes built by Diol Bilt Homes, designed by Max Wechsler each 2 stories high with an expansion attic. $10,000 each.

Housing Market Facts

Since we are inundated by news reports about the housing market and a lot of the reports are pretty off the wall, the National Association of Realtors has put together a web site called Housing Market Facts to combate the reports and calm the buying public.  There is also a page about Ardsley demographics, homes for sale, schools, etc.

How To Search for Homes in Ardsley, New York

Ardsley If you are trying to search for homes in the Ardsley School District you need to know that in Westchester County the name of the community/town is not necessarily the same as the school district you want. For instance I have a listing now that is in the Ardsley school district but not in the Village of Ardsley but in the Town of Greenburgh. If you go to Realtor.com to search for homes they do not give you an option to search by Village, only by town.

If you search by zip code that will also not work because homes in the Ardsley School District can be in a multitude of zip codes, 10502, 10583 and 10530 as an example.

A home in the Ardsley School District can have a mailing address of Scarsdale, Ardsley, Dobbs Ferry, Hartsdale or White Plains and can be in the Village of Ardsley or the Town of Greenburgh.

Confused? A recent listing had an address of 6 Deerhill Lane, Scarsdale, New York 10583 but is in the Town of Greenburgh, Ardsley Schools.

So the best thing to do if you are trying to find properties in the Ardsley School District is to search by school district.

Facebook and Ardsley High School

Did you know that the founder of Facebook graduated from Ardsley High School?  Did you know some people think that Mark Zuckerberg is the new Sergey? (founder of Google).  That's a big deal.

Mark Elliot Zuckerberg (born May 14, 1984) is an American computer programmer and entrepreneur. As a Harvard College student he founded the online social networking website Facebook with the help of fellow Harvard student and computer science major Andrew McCollum as well as roommates Dustin Moskovitz and Chris Hughes. He now serves as Facebook's CEO.

Who was Irene Beasley?

Irenebeasley

Irene Beasley was a semi famous resident of the Village of Ardsley and a Real Estate Broker back in the late 1960’s and 1970’s.

However she achieved her greatest success and celebrity as part of the series "Grand Slam," a musical quiz show that ran on CBS between 1943 and 1953. "Grand Slam" was conceived, written, designed, produced and emceed by Ms. Beasley. The show was the first to allow radio listeners to compete along with the studio audience on equal terms. "Grand Slam" began as a CBS Wesson Oil feature in the late afternoons, but became a five-day-a-week morning show for Continental Baking. By the 1940s, Beasley owned a corn and cotton plantation in Mississippi. After her radio career, she opened a real estate office in Ardsley, N.Y. which she operated until 1977. She died of pneumonia on January 7, 1980 at the age of 75.

The Real Estate Market

Upanddow

It is not impossible to read the newspapers or watch the news show without hearing dire reports of the housing market.  Talk about over saturation of a subject.  To me it is like listening to the weather reports sometimes they get it right, mostly they don’t and listening to it is not helpful so I don’t.  I am going to stop listening to all the predictions and pollsters.  If you watched what happened in New Hampshire primary last night you saw every news reporter talking about the demise of Hillary Clinton’s campaign and all of these reports were backed by poll after poll which all turned out to be wrong.  They all predicted Obama to win with  double digits while at the same time reporting that 50% of the voters were independent and hadn’t decided, huh?

Timing the real estate market is something that is not impossible.  If you try to time the market you also have to factor in what interest rates will be at the bottom.  You may buy a house at a lower number but the interest rate you pay may not be at the lowest.  This morning the rates on Bankrate.com for a 30 year fixed rate mortgage is 5.56%.  Buyers still need to buy and sellers still need to sell.  Factors other than timing the market matter.  Kids starting school, new job, relocation, Estate sales, divorces all drive buying and selling.  Putting your life on hold waiting for the housing market to lower?  Probably not a good idea. Getting your best price at any stage of the market is a good idea.  What goes up comes down and what is down goes up. Just my opinion.

South County Trailways

Southcounty The South County Trailway is a paved bicycle and pedestrian path located primarily on right-of- way lands of the former Putnam Division of the New York Central Railroad. The “Old Put,” as it was fondly referred to by commuters, provided freight and passenger service from 1881 to 1958 between the Bronx and Putnam County’. Freight service continued to operate sporadically from Elmsford south, with the last freight train making its final run in August 1982.

The Putnam Railroad once served 23 stations in Westchester, some of which still stand today. The former Elmsford station is the only remaining station structure along the South County Trailway. It now houses a restaurant. Historic markers plaques have been placed at most of the former station locations.
