Squidoo Zip Code - Ardsley, New York

Squidoologo Something cool.  Called Squidoo Zip Code.  If you have a local event, or tag sale, or are opening a new business or have anything else that you would want to post on a Community Bulletin Board this is the place to do it.  Have a favorite local restaurant please post it.  This is a national site with a lot of Googel juice (meaning that consumers will find it and see your post).  The intent is to capture all the wonderful things about Ardsley that you want people to know about.  Help businesses by driving traffic to them.  It's a win-win.

A Bit of Ardsley History

Incorporated in 1896, Ardsley would continue to grow at a steady pace, until a fire destroyed the village center in 1914. This led to the reconstruction of several buildings, and the establishment of a fire department in the former schoolhouse.

Two more population booms would follow, the first spanning the time between the end of the first World War and the beginning of the Depression, and the second following World War II. This second boom led to the eventual construction of several village schools, including Concord Road Elementary School (1952), Ardsley High School (1958), and Ardsley Middle School (1967).

The village was also greatly changed by the construction of the New York State Thruway in the late 1950s, which resulted in both the loss of the Ardsley station on the Putnam Division of the New York Central Railroad and the loss of much of the downtown business district.

Conforming Mortgage Amount to Rise

Last week President Bush signed into law a stimulus package that will lower the monthly payments for borrowers on more expensive homes.

The limit on conforming loans will be raised from $417,000 to $729,750 temporarily, beginning of March through the end of the year.  Individuals with existing JUMBO loans will be able to refinance and lower their monthly expense.

 

“For years, rates on jumbo loans, those for more than $417,000, were only slightly higher than rates on conforming loans at or below that limit. But now, with the interest rate on conforming loans at around 6 percent, sometimes less, jumbo loans are at least a percentage point higher.

“The difference is as big as it’s ever been,” said Bart Welles, a mortgage broker in Larkspur, Calif.

For a high-priced home, 1 percent can make a big difference. A monthly payment on a jumbo 30-year loan of $729,000 at 7 percent would be $4,850. Monthly payments on a conforming loan of the same amount, at 6 percent, would be $4,371, a $479 difference”

Ardsley Housing Stats - 2008

Currently there are 39 single family homes on the market in the Ardsley School District.  The least expensive is $469,900 for a 4bedroom, 2bath house that is 1886 square feet.  Taxes without the STAR deducted is $6,682.

During January of 2008 three homes sold (passed title):

  • 81 Euclid  $715,000 4BR, 3Bath, 2400 sq feet, .12, $12,371 tax
  • 6 Wayne Court, $716,000, 4BR, 3Bath, 2332 sq feet, .29, $19,993 tax
  • 29 Revere, $650,000, 3BR, 3Bath, 2100 sq ft, .19, $15,767 tax

Currently there are three homes pending.

The average price of a the sold homes is $693,667, the median price is $715,000 and the average days on the market is 108.
